Exterior Painting

Marshview's approved colors for exteriors of townhomes are as follows:  

 

Bottom floor area exterior walls below trim line, including entrance stairs:  
Benjamin Moore Harvest Time (#186)  (Base UL204, CLRNT 384th, BL 1, CL 49, IL1)

Exterior walls above trim line (second level and above):  
Benjamin Moore Summer Harvest (#206) (Base UL200, CLRNT 384th, AXL 13, CL 21, LL 8)

All exterior trim, including doors:  Benjamin Moore White

 

Paint companies other than Benjamin Moore are typically able to accurately match the above Benjamin Moore colors but be sure to take the full numerical color description when you ask for a match.

The elastomeric paint used on all stucco surfaces comes in one type (no need to worry flat or semigloss).  Elastomeric is a water-based coating for all exterior stucco surfaces.  

Any exterior wood trim (there is only a small amount at the front door) and the entire garage door is white semi-gloss.  

 

Homeowners considering painting their building are urged to hire a contractor that is fully experienced in the proper approaches to working with stucco coatings and exterior waterproofing in an ocean environment.  This includes the need for proper surface preparation, for stucco repairs, and for caulking to assure a long-term life of the job - and to avoid water infiltration during high-wind tropical rainstorms.  Most Marshview homeowners have used an “elastomeric” coating for this work instead of a standard paint.  Dow Corning is one of several companies that manufacture elastomeric coatings for stucco, all of which can be color-mixed to the Marshview-approved colors.  Also, rolling the coating onto the exterior surfaces gives much better coverage and longer life than spraying the coating onto the surfaces.   

For touch-up painting of localized areas, color matching may not be possible, due to fading, etc., and this will require an entire area to be done.
